These positive traits undoubtedly explain why James is one of the leading commercial real estate agents in Townsville and in Queensland, and has an astonishingly high completion rate in property settlements and leasing matters. It also explains why I am yet to come across a person in the legal and real estate profession who does not respect and have time for James.

One transaction which comes to mind, which illustrates James’s ability and his positive traits, was an industrial property transaction with a value of $3.85M. There were a number of issues at play in this transaction including an unresponsive solicitor for the seller, encroachment issues at the property and a passive seller. James was able to promptly provide relevant information about the property to both myself and the buyer. This assisted the buyer immensely in making decisions and moving forward. James was also able to rely certain pieces of information about the property to the buyer which helped them obtain a better understanding on the ROI. Without James this transaction would not have occurred as smoothly, if at all.

Ravensdown worked closely with James on a large industrial property over a number of years in the context of both leasing and potential sale. There were numerous complexities with the property due to the underlying land lease and conditions that made transactions less than straightforward.

Despite the difficulties with the property, James stuck diligently with the challenge, and continued to stay positive seeking out all potential short and long term possibilities for income generation or sale. He became very familiar with the contractual matters relating to the property. This meant he could accurately represent it to potential tenants or purchasers to ensure the time and effort with prospective parties was well directed, giving the best chance of success.
